For homeowners
Understand the home you already own
Establish a visible-condition baseline, organize maintenance concerns, and decide where your time and money should go first.
Chicago and the Chicagoland Suburbs
FORGE gives homeowners and buyers a clear picture of the property—what needs attention, what can wait, and what to do next.
Coming soon. Illinois home inspector licensure is in progress. Public scheduling remains closed; inquiries are welcome.
Real-world perspective on buildings, mechanicals, and residential systems.
Roof, structure, electrical, plumbing, and HVAC considered as one property.
Clear priorities you can take to the qualified contractor of your choice.
Is that crack serious? Why is the basement damp? Which system should be addressed first—and what can wait?
FORGE turns visible conditions into a calm, organized plan before you begin spending money.
For homeowners
Establish a visible-condition baseline, organize maintenance concerns, and decide where your time and money should go first.
For buyers
See the major priorities, routine maintenance needs, and questions worth asking before the transaction moves forward.
Residential services are the primary launch focus. Commercial property assessments will continue under separately defined scopes. Public scheduling opens only after the applicable licensing, insurance, agreements, and operating requirements are in place.
Explore six major property systems. Each example shows the visible condition, why it matters, and how a clear inspection report can turn an observation into a practical next step.
Roof system
Visible roof coverings, flashing, penetrations, drainage, roof edges, and accessible attic evidence.
Small failures at transitions and penetrations can allow water into concealed building areas.
Educational preview only. Examples are not findings from an actual property and do not represent a complete standards-of-practice inspection.
Whether you are buying or maintaining a property, our process keeps the assessment organized and the next steps understandable.
Confirm size, age, utilities, occupancy, access, deadlines, and requested services before scheduling.
Follow a repeatable standards-based route through the property, documenting visible conditions and limitations.
Walk through significant findings calmly and separate urgent concerns from maintenance and monitoring.
Receive a digital report with photographs, locations, implications, and next steps ranked by safety, urgency, maintenance, and monitoring.
Your FORGE report will organize visible conditions by location and priority, explain why they matter, and separate major concerns from routine maintenance.
This is a format preview, not a report from an actual property. A complete redacted sample report will be published after the reporting system and inspection template pass launch testing.
Condition, location, implication, and recommended next step appear together.
Supporting photos help the client locate and understand the observation.
Maintenance guidance remains distinct from material concerns.
Trade-informed. Inspector-led.
FORGE is founded on more than 30 years of hands-on experience in the trades, including construction, electrical service, residential mechanicals, property systems, and field inspection work.
As the company grows, inspectors will be selected for meaningful building-system knowledge, sound judgment, proper licensing, and the ability to communicate clearly—not simply to fill positions. Every qualified inspector will be trained to the same FORGE process.
Consider how the roof, structure, electrical, plumbing, HVAC, drainage, and interior conditions affect the property as a whole.
Follow a repeatable standards-based route, document the evidence, and recognize when a qualified specialist is appropriate.
Separate safety concerns, repairs, maintenance, and monitoring so the homeowner can make decisions without unnecessary alarm.
Licensure, insurance, agreements, reporting, and quality controls are being completed before public scheduling opens.
Team members will be represented only after their experience, licensing, training, and FORGE process are verified.
Fire-service experience describes professional background. FORGE Service Group is a private business and is not affiliated with or endorsed by the City of Chicago or the Chicago Fire Department.
